Purpose of choosing a professionals house plan for a perfect house

If you are planning to build your own house, you may already have a rough idea of the size you would like and the layout of the rooms. But have you really thought through all the details? Have you drawn up home builder blueprints, even a rough one, to get an idea of what it would look like?

It is indeed essential to think carefully about the home build designof your future home before you start. The shape of the house, the location of the rooms, the presence or absence of a garage, etc. are all elements that will condition your daily life and allow your home to enjoy optimal comfort. And from one construction project to another, everyone has their own vision of the perfect home.

Here are some tips for choosing the house plan that will suit you best.

Choosing between a single-story house and a two-story house

There is a first question to ask yourself in a house construction project: do you want a single-storey or multi-level house? The choice of one or the other model depends on different criteria:

  • The size of the land: will you be able to have enough living space if the house is on one level or will it necessarily be necessary for the house to be on several levels to accommodate all the rooms you need? Won't building a single-level house encroach too much on the garden?
  • The presence of stairs: could they be a problem for certain people in the household? (e.g.: young children, elderly people or people with reduced mobility);
  • The delimitation of spaces and your personal desires: do you prefer to delimit the day/night spaces using floors or do you not care if all the rooms are on the same level?
  • The vis-à-vis and the view: depending on the land where you buy and its environment, you will be more or less well protected from prying eyes with a house with or without a floor;
  • The budget: generally speaking (but not systemically), the  price of building  two-story houses is lower than the price of single-story houses, because they require less work on the foundations, the roof, etc.

As you can see, there is already food for thought when choosing single-storey or multi-storey home building design planswith proper home building blueprints. This should not make you forget other important aspects, such as the shape of the house, the layout and the arrangement of the rooms.

Finding the most suitable house shape

Square, rectangular, L-shaped, T-shaped, U-shaped, etc., you will find that there is a choice when you want to build your own house. There is no one model that is better than another and everything depends on your lifestyle, your budget or the configuration of the land.

The most classic and simple houses to design are those that have a square or rectangular shape. This does not mean, however, that you cannot give free rein to your creativity and desires. With the help of an architect or a home building designbuilder, you can create an original house if you wish, even with a seemingly banal shape. For example? By playing on the materials, the shape and size of the windows, the color of the facade, etc.

But actually, what are the advantages of these square and rectangular shapes? First, their value for money, which will allow you to afford your future home at a lower cost than if you choose more complex shapes. Then, with compact houses, especially with a cubic house than with a rectangular house, it is easier to optimize thermal insulation and overall energy performance.

Another fairly common home building designplan is the L-shaped model. Its little extra? The possibility of better separating the living space and the sleeping space. This is also true with T-shaped or U-shaped houses.

However, you should know that the more complex the home building design plansare, the more expensive the architectural and construction work will be.

Think about the layout of each room

When making home building designs, you need to not only have an overall vision (shape, layout of the rooms, etc.), but also think about the individual layout of each room. Do you prefer an open kitchen to the living room or a closed kitchen? Do you want a single bathroom or, for example, a master bathroom with a master suite? Do you want your bedroom to overlook the garden, a balcony, etc.? Do you need a garage for your vehicles?

These are all questions to anticipate before signing the contract with the builder and starting the work after making home building blueprints. Depending on the layout of the house, the budget may vary significantly. Not to mention that everything must be planned in order to install the electrical network, plumbing, doors, windows, heating solutions, etc.

Don't forget the exterior plan

When the discussion is about home building designs, people most often think about the interior of the home. But you should not neglect the stage of designing the garden plans. Depending on the builder and the type of contract you choose, you can in fact have the interior and exterior of the house carried out by the same professional. It is therefore important to know how you are going to arrange the driveway of the house, if you want to build a terrace and/or a swimming pool, if you want specific developments in your garden, etc.

You will of course be limited by the size of the land and the space the house will take up. However, by doing home building plans ahead and working with a home construction professional, you can optimise your outdoor spaces. For example, you will need to determine the size of your terrace, where it will be best located (depending on the exposure, the view, etc.) and what floor covering will cover it. With the builder, you can also discuss installing a garden shed, a lighted path between the road and your front door, a gate and a fence or surrounding walls, etc.

Due to their relative complexity, these regulations are sometimes difficult to read for beginners to make home building plans. This is why it is all the more important to have an architect or a home builder accompany you throughout your project. These project managers have in-depth knowledge of the rules in this area and can give you valuable advice on how to build a house that will not only be to your taste, but will also offer you the best possible thermal comfort and comply with current regulations.
